Solar hot water as an attractive investment for market rate real estate developers

The Emerald Fund holds a grand opening gala at Rincon Green in San Francisco----- Rental building with 316 apartment comes complete with 57 solar thermal (solar hot water) collectors on the roof

Located on Rincon Hill in the South of Market neighborhood of San Francisco, the new Rincon Green building at 333 Harrison Street was recently celebrated in an opening gala event to celebrate this newest of San Francisco's green and energy efficient buildings. The building, 65 feet tall and seven stories will be part of an ultimate building neighborhood with multiple high-rises and a local park to serve the residents.

Oz Erickson, the head of the Emerald Fund and the developer of the site, led a star-studded roster of speakers including San Francisco Mayor Ed Lee in speaking about the positive impact of the 300+ unit building on the city. Apartment units with green materials and super-efficient appliances were pointed out on the tour of this rather unusual building, sited right up against the Bay Bridge as it touches down on the San Francisco side. Included in those energy efficiency elements, on the roof, is a large 57-collector solar thermal system to help produce hot water for the building's residents.

The project was unusual for Berkeley's Sun Light & Power given that the General Contractor's challenge was for SLP to use embeds in the concrete rather than waiting until after the concrete pour. SLP engineered the installation and worked with union personnel on the install. Everyone living in the building knows about the solar hot water panels on the roof, as do the tens of thousands of people that drive over the Bay Bridge into San Francisco who can see the panels – nearly flush with the height of the roadway – out their car windows.
